New construction is a different job

Most of what we install in Apex goes on a lot the builder handed over bare. That has advantages, since there is no old fence to demolish and haul off, and access to the back yard is usually still clear. It also has a catch. New lots often carry fill dirt and a fresh grade that has not settled, and drainage swales cut between houses are there for a reason. We look at where water runs before we set a line, because a fence that dams a swale creates a problem you will hear about from your neighbor. In Sweetwater, Bella Casa, Abbington, and the newer sections around Scotts Mill, this is the conversation we have most often.

Materials

Vinyl is the volume seller here. It gives a clean uniform privacy line that reviews well with architectural committees, and PrivacyLock interlocking panels with StayStrong pickets keep long straight runs from sagging or separating. Wood suits the older streets near downtown and Salem Village, where a shadow-box or board-on-board build matches what is already on the block. Ornamental aluminum handles pools and the lots that back to common area, greenway, or a pond where blocking the view would be a waste.

Every post goes into concrete. Apex sits on the same heavy red clay as the rest of western Wake, and clay does not shed water, it holds it. That moisture cycle is what heaves a shallow post over a few seasons, and it is the single biggest reason a cheap fence starts leaning.
